Anyone own a summer place down there? I’ve been poking around online. Manahawkin looks pretty reasonable. You can get a place on the inter coastal in the 200s.

Don't own a place, but my daughter has been renting places for the whole family for several years now. Initially we were in Beach Haven on LBI, but last year we moved down to Lavalette, near Island Beach State Park. This year we are going back to Lavalette. We always have a great time down there. Last year one of her co-workers came by for a visit and he had recently bought a place in Manahawkin, he loved it. But he did say that you had to be careful, a lot of the houses he looked at needed serious upgrading after Sandy.

Ugggghhhhhhh, I have a dark family secret, and that is I had "dual residencies" in my youth, Summers in Sound Beach and Winters in Bergen County, NJ so I did go down to the Jersey Shore with friends' families quite often and I wouldn't wish it on my worst enemy, unless of course you don't mind living azzh**le to elbow with your neighbors, with the same going on when you go to the beach. Remember, that was over 40 years ago, so it's only more crowded now. The MTV show gave it the "notoriety" it truly deserves and remember, like FI, The Rockaways, etc., it IS a BARRIER BEACH so don't be surprised or shocked when it gets washed away in a hurricane. For that matter, I wouldn't be looking at purchase price without checking how much your flood insurance will cost you.

I think "a lot" down there is anything > 8' above MHW.

I have friends (yes I do - so for those of you who were going to comment - go away) in Belmar. Real nice area & town. I'll be there a week from today as a matter of fact. Don't know about prices - but worth the look.

Did get close to washed away during Sandy however.

Stopping there on my way up to NY.
